Sheds and detached storage buildings in Galt up to 120 square feet and one story do not require a building permit under California Building Code Section 105.2. Sheds still must meet zoning setbacks and cannot be used as sleeping or living space.
California Building Code Section 105.2 exempts one-story detached accessory structures used as tool and storage sheds, playhouses, or similar uses from the building permit requirement when the floor area does not exceed 120 square feet. Sheds in Galt must still comply with the Zoning Ordinance: they are typically allowed in rear and side yards with 3 to 5 foot setbacks from side and rear property lines and must meet a height limit of roughly 12 feet. Sheds may not be placed in required front yards or within easements, and combined accessory coverage cannot exceed the lot coverage maximum for the zone. Electrical service to a shed requires an electrical permit regardless of the 120 sf exemption. A shed used for sleeping, cooking, or sanitation is not a shed but an ADU or JADU and must meet residential code. Prefabricated sheds dropped on a gravel pad still need to meet setbacks. HOA rules, where applicable, may impose additional architectural requirements.
