Summary
Hamilton's Land Development Code defines a garden or tool shed as an accessory building no larger than 12 by 12 by 12 feet, buildable within three feet of the rear and side lot lines but never within 20 feet of a neighbor's dwelling. Zone-specific caps and § 550-111's accessory-building sequencing rules layer on top of that baseline for every residential district.
SHED, GARDEN OR TOOL An accessory building not exceeding 12 by 12 by 12 feet which may be erected within three feet of the rear lot line and side lot line but not less than 20 feet from any dwelling on any adjacent property. The three-foot-wide strip between the shed and the rear and side lot lines shall be kept free of rubbish and debris.

Full Breakdown
Under § 550-7's definitions, a "garden or tool shed" is capped at 12 by 12 by 12 feet and may sit as close as three feet to the rear or side lot line, so long as it stays at least 20 feet from any dwelling on an adjoining lot; the three-foot strip along the property line has to stay clear of rubbish and debris. Individual districts add their own numbers on top of that floor: § 550-73B(2)(g) caps a private residential tool or garden shed in the RRC Zone at 150 square feet and 12 feet in height, set back at least three feet from the property lines, and § 550-74B(2) repeats the same 150-square-foot, 12-foot cap for the R-15 through R-5 single-family zones.
§ 550-111E further confines an accessory building to the side and rear yards, and on a corner lot the shed must observe the same setback that applies to the principal building along the side street. A shed cannot be placed on a lot that has no principal building on it at all.
Violations & Fines
Hamilton enforces its zoning code through the Township's general penalty provision, § 1-2: a shed built oversized, too close to a lot line or a neighbor's dwelling, or ahead of the house it serves is punishable by a fine up to $2,000, up to 90 days' imprisonment, or up to 90 days of community service, at the judge's discretion. Each day the violation continues counts as a separate offense, and a second violation of the same rule within a year draws an added repeat-offender fine.
