Hesperia, CA Accessory Structures: Shed Rules (2026)

Per the Hesperia Planning Division Residential Accessory Building & Structure Handout, an 'accessory building' is at least partially enclosed by walls and roof (§16.08.005). Lots outside the A-2 (General Agricultural) zone are permitted an aggregate accessory building area not to exceed 1,000 sq ft plus 7.5% of net lot area (§16.20.390). Maximum height is 35 ft / 2.5 stories overall, but accessory buildings within 30 ft of any side or rear property line may not exceed 20 ft (§16.20.410). Metal sheds and metal accessory buildings are only allowed in the A, RR, and R1-18,000 zone districts and must be located between the rear of the primary residence and the rear property line (§16.20.420). High Desert wind exposure makes proper anchoring critical — the California Building Code (Title 24, Part 2) applies to all permitted sheds and exempts utility sheds 120 sq ft or under from a building permit, though zoning setbacks still apply. Storage cargo containers are separately regulated under §16.20.425, limited to 400 sq ft and 9.5 ft height in A, RR, and R1-18,000 zones only.
