Under Hollywood's Zoning and Land Development Regulations, sheds and other accessory buildings may be constructed in rear yards provided they do not occupy more than 30% of the rear yard area. Areas enclosed by screens are included in the 30% calculation, but open uncovered swimming pools or decks are not. Accessory buildings shall not exceed 30% of the floor area of the main permitted use. Sheds are not allowed in the required street-side yard unless surrounded by a fence with the shed being lower than the fence height. Rear and side yard setback is 5 feet. If adjacent to an alley, the rear setback is 0 feet. On double-frontage lots, accessory structures are not permitted in either required front yard. All construction must meet Florida Building Code requirements including HVHZ 170 mph wind rating. Building permits may be required depending on size and construction. Sheds must not be used as living space. Accessory structures in flood zones have additional requirements under Section 154.50.
