Shed permit rules in Lancaster County, NE — also referred to as storage shed, backyard shed, or accessory building regulations — set size limits, setbacks, and when a building permit is required.
In Lincoln, a detached shed or accessory building in the residential districts may not exceed fifteen feet in height and must sit at least two feet from the side or rear lot line. A shed used as an alley garage must be at least ten feet from the alley.
Lincoln Municipal Code Section 27.72.120 governs accessory buildings. A detached accessory building may be located in the required rear yard if it stays at least two feet from the side or rear lot line and does not exceed fifteen feet in height in the R-1 through R-8 (and O, B, H, I-2) districts. In the rear yard it may cover up to 40% of the required rear yard in R-1 through R-6 (30% in AG, AGR, R-7, R-8). A building attached to, or within six feet of, the main house is treated as part of the main house and follows its yard rules. Unincorporated acreages follow the Lancaster County Zoning Resolution.
A shed exceeding fifteen feet, placed closer than two feet to a lot line, or covering too much of the rear yard is a zoning violation; Lincoln Building and Safety may order correction.
