Pottstown, PA Accessory Structures: Shed & Carport Rules (2026)

Borough Zoning Ordinance § 507, Subsection 6, sets separate size limits for residential and nonresidential accessory buildings. A residential storage shed or accessory building cannot exceed 120 square feet of floor area or eight feet in overall height. Nonresidential storage sheds and accessory buildings get a larger allowance of 200 square feet and the same eight-foot height cap, and a nonresidential lot may have up to three such sheds or accessory buildings. Regardless of the district, every storage shed and accessory building must be placed in the rear yard and kept a minimum of three feet from any property line; side- or front-yard placement is not an option under this subsection.

A separate table in the same subsection sets nonresidential accessory-use standards of a maximum 75% lot coverage and a minimum 20% open space, but that table governs accessory building footprint on nonresidential parcels specifically and is not a general district-wide lot-coverage limit. Sheds are accessory structures under § 507's general framework, which also regulates greenhouses, private garages, dumpster enclosures, swimming pools and outdoor dining areas as accessory uses, all requiring the same rear-yard, minimum-setback approach the Borough applies to secondary structures on a lot.
