Detached storage buildings, workshops, and hobby sheds are accessory uses under Zoning Ordinance Section 6156.g. The combined area of all such structures is capped at 1,000 sq ft (or 25% of the home, whichever is greater) on lots under one acre, with larger allowances on bigger parcels.
Detached private storage buildings, workshops, and hobby sheds in unincorporated San Diego County are governed by Section 6156.g of the Zoning Ordinance (added/amended by Ordinance 9690). On lots of less than one acre gross, the combined area of all such detached structures may not exceed 1,000 square feet or 25% of the living area of the principal residence, whichever is greater. On larger lots, the cap rises in tiers provided a 25-foot setback from property lines is maintained: up to 1,500 sq ft (1 to under 2 acres), 2,000 sq ft (2 to under 4 acres), and 3,000 sq ft (4 acres or larger). Buildings that do not meet the 25-foot setback are limited to 1,000 sq ft or 25% of the home, whichever is greater, unless an Administrative Permit is obtained. Sheds are limited to one story not exceeding 12 feet in height, but may be two stories up to 24 feet if the structure meets the main building setbacks. Under Section 4835, accessory storage buildings are not permitted in the front yard or the exterior side yard, and may not cover more than 50% of a required rear yard. Only one electric service drop and meter serving the main dwelling and the structure is permitted.
Building a shed without required permits or exceeding the size, height, or setback limits is a Zoning Ordinance violation. Under Section 7703, this is a misdemeanor (up to six months and/or $1,000) or an infraction ($100/$200/$500). Each day is a separate offense, and an unpermitted structure is declared a public nuisance subject to abatement; civil penalties may reach $2,500 per day.
