Satellite Beach, FL Accessory Structures: Shed & Carport Rules (2026)

Under Section 30-510(c)(8), a shed 100 square feet or smaller needs only a five-foot rear and side setback in the City of Satellite Beach, but once it exceeds 100 square feet or stands taller than seven feet, the minimum rear and side setback doubles to ten feet. Section 30-510(d)(1) then sets the size and height ceiling for enclosed buildings other than detached garages: a maximum of 400 square feet in floor area and 18 feet in overall height, with any structure over 150 square feet also required to meet the full district setbacks that apply to the principal house.

Roof overhangs are capped at two feet, or four feet where the overhang covers a driveway. Walls must be wood, glass, aluminum, or masonry, and any masonry surface needs a painted stucco, brick veneer, or other painted nonmetallic finish, while roofs must be secured directly to the walls, not just to a frame. A shed cannot sit in a front or side yard on a standard interior lot; on a double-frontage lot it must go in the rear yard or the side yard behind the house line.

Sheds must also be tied down under Florida Building Code standards, shown on the property's development plans, and counted toward the lot's impervious-surface and stormwater-runoff calculations. A gazebo or cabana, treated separately under Section 30-510(e), shares the same 400-square-foot cap but is limited to 12 feet in height and must be open on all sides.
