Satellite Beach, FL Parking Rules: Loading Zones (2026)

Satellite Beach regulates loading areas as part of its general off-street parking design standards in Chapter 30, Article IV. Section 30-426(f)(1) requires every parking and loading area to be designed around the type of use it serves, including its hours of operation, expected number of vehicles, the surrounding street pattern, and adjacent buildings, so that the layout causes the least adverse effect on neighboring properties. Section 30-426(f)(6) then states plainly that loading areas cannot be located in any public right-of-way, meaning a business cannot use a street, alley, or sidewalk easement as its loading dock or delivery staging area.

The same subsection requires a minimum 20-foot backup distance between the property line and the first off-street parking space, and § 30-425 requires two-thirds of the total required parking and loading area to be paved and striped, with the remaining third eligible to stay unpaved and available for future paving. Drive-through queuing lanes, addressed separately in § 30-426(g), are subject to their own bypass-lane and stacking-space rules and are not treated as loading areas under this section. Because loading is folded into the general parking design standard rather than given its own numeric size or hours requirement, the building official evaluates each proposed loading area's adequacy at site plan review rather than against a fixed table.

Applicants for commercial or multifamily site plans show the loading area's location and dimensions on the site plan submitted under § 30-303 for that reason.
