Cocoa, FL Parking Rules: Loading Zones (2026)

Section 20-61 of the Cocoa Code of Ordinances names six exact on-street loading zones in the downtown core: the north side of Oleander Street near Brevard and Florida Avenues, both sides of Harrison Street east of Delannoy Avenue, the north side of Maryland Avenue west of Delannoy Avenue, the east side of Brevard Avenue north of Church Street, the south side of Orange Street east of Florida Avenue, and the north side of Oleander Street between Brevard Avenue and Brevard Court. on weekdays, non-holiday days, except for the actual purpose of loading or unloading goods, packages or passengers or making deliveries.

Outside that seven-to-five weekday window, and on weekends and holidays, the loading zone restriction does not apply. The ordinance further requires that anyone stopping specifically to load or unload goods or passengers do so within a designated zone rather than an arbitrary curb space nearby. This provision was adopted by Ordinance No. 09-2012 in July 2012, alongside companion Sections 20-62 and 20-63, which tie on-street parking space dimensions to the off-street parking standards of Appendix A, Article XII, and authorize the city council to install paid parking meters by resolution.

Enforcement of loading zone violations follows the same civil citation framework as other Chapter 20 parking violations, with the Cocoa Police Department and parking enforcement specialists issuing tickets for vehicles occupying a designated loading zone outside the permitted loading purpose during restricted hours.
