Cocoa, FL Parking Rules: RV & Boat Parking (2026)

Appendix A, Article XIII, Section 14 of the Cocoa Code of Ordinances governs where residents may park or store major recreational equipment, boats, RVs, travel trailers and similar vehicles, in a residential district. The equipment may sit within the required front, side and rear yards, but any unit stored forward of the front building line is limited to 22 feet in overall length, must be parked within an established paved driveway, and cannot extend into any public right-of-way, including streets and sidewalks. On corner lots, recreational equipment cannot be stored within the required street-side setback, keeping the equipment clear of the corner sightline.

The code allows short-term flexibility for loading and unloading: equipment may be parked anywhere on the residential premises, outside these placement rules, for up to 24 hours while loading or unloading. What the code does not allow, regardless of where the equipment sits, is using it for living, sleeping or housekeeping purposes on a residential lot or any other location not approved for that use, closing off the option of treating a stored RV as extra housing. These parking standards sit alongside the separate accessory-structure and setback rules in the same article, and a boat, trailer or motor home functioning as part of a self-service storage or display use, rather than a resident's personal equipment, instead falls under the separate commercial vehicular-use-area paving requirements in Section 15.
