Fayette County, GA Animal Ordinances: Veterinary Clinic Zoning (2026)

Fayette County's zoning ordinance regulates where a veterinary practice can operate in unincorporated Fayette County by making 'animal hospital, kennel, and/or veterinary clinic' a conditional use rather than a permitted-by-right use. Under Section 110-169(2)d, the full-service version, which can include a commercial or noncommercial kennel, is allowed only in the A-R (Agricultural-Residential), C-C (Community Commercial), C-H (Highway Commercial) and M-1 (light industrial) zoning districts, and every structure, pen, run or enclosure must sit at least 300 feet from any A-R or residential zoning district line.

A narrower version is allowed in the Office-Institutional (O-I) district under Section 110-169(2)e: it excludes both commercial and noncommercial kennel use, and structures must be set back at least 55 feet from any A-R or residential district, made up of a 30-foot landscape buffer plus a 25-foot building setback. The O-I version also bars any outside activity, including runs, pens or enclosures, and prohibits animal boarding entirely except during a patient's post-surgical convalescent period. Because the use is conditional rather than by-right, an applicant must obtain a conditional use permit from the Fayette County zoning administrator, which under Section 110-169's opening paragraph requires a site plan demonstrating compliance with these distance and district requirements before the county will issue the permit or an associated building permit. Practices located inside the Peachtree City, Fayetteville, Tyrone, Brooks or Woolsey city limits are governed by each municipality's own zoning, not this county provision.
