Full Breakdown

08 states plainly that a permit shall be obtained before beginning construction, alteration, demolition or repair of any building or structure, on forms furnished by the Building Commissioner, that all permits are issued in the office of the Plan Commission, and that all work must commence within 90 days from the date of issue. 07 requires a plot plan showing the applicant's name and address, all property lines and dimensions, a north arrow, driveway location, surrounding street names, existing and proposed structure sizes, ground slope direction, proposed setbacks from roads and property lines, and known easements.

C. 22-15-3-1 before a permit can issue. 09 requires that all work under a permit comply with every other applicable ordinance, and that fees for those other ordinances are paid in addition to the building permit fee. 10(A)(1) sets the building permit fee itself, starting at $25 for a new residential structure's first 1,000 square feet plus $2 per additional 100 square feet, $30 for a commercial structure's first 1,000 square feet plus $3 per additional 100 square feet, and set fees running from $15 to $40 for additions, accessory buildings, garages, demolitions, campers and pools.

16 makes it unlawful to erect, alter, repair, or demolish any building in the county, or to cause that to be done, contrary to the Building Code.

Violations & Fines

Building without a permit, or otherwise violating §§ 151.01 through 151.18, is fined not less than $50 nor more than $500 per violation under § 151.99(B), plus attorney fees and court costs, with each day of continued noncompliance a separate offense. Starting construction before a permit is issued adds a flat $100 fine, collected when the belated permit application is filed, plus double the normal permit fee.
