High-rise buildings over 75 feet in height require comprehensive NFPA-13 systems plus standpipes. Ohio law continues to exempt one- and two-family dwellings from sprinkler requirements, despite IRC R313 calling for them, because the state did not adopt R313. Substantial alterations or additions can trigger sprinkler retrofits in existing buildings. Permit review and inspections are handled by the Columbus Department of Building and Zoning Services and Division of Fire.
Operating a building without required sprinklers, or with disabled or impaired systems, constitutes a building-code violation with fines starting near five hundred dollars per day and potential occupancy-permit revocation. Tampering can be referred for criminal prosecution.
