Edmonds, WA Building Safety: Fire Sprinkler Requirements (2026)

020(B) amends IRC Section R313 to require an approved automatic fire sprinkler system in new buildings with three or more attached dwelling units, and in new one-family and two-family dwellings and townhouses whose fire area, including all dwelling units, attached garages and covered porches and patios, exceeds 3,000 square feet. Where required, systems must follow NFPA 13D plus Edmonds-specific details: a main pressure gauge and a main drain plumbed to the exterior, a sprinkler supply riser connected so the system cannot be shut off without also shutting off the main domestic water supply, a domestic connection to a sink or toilet on each floor for flow-through systems, sprinkler protection for fuel-fired equipment under combustible construction (except equipment under exterior projections less than 48 inches), and red placards with half-inch white lettering reading "THIS VALVE SHUTS OFF THE DOMESTIC WATER AND FIRE SPRINKLER SYSTEM" and "DRAIN VALVE" at the respective shutoff locations.

036(A) then allows a dwelling with a required sprinkler system to run fire protection and domestic service through a single water connection using an integrated flow-through piping system under IRC Appendix U, and subsection (B) exempts the resulting upsized meter from the usual general facility charge cost differential when the upsizing is solely attributable to the sprinkler installation, though the property owner remains responsible under subsection (C) for maintaining that shared service connection and paying for an adequate water supply.
