Summary

Caddo Parish's Table 4-1 dimensional standards cap building coverage at 25% of the lot in the R-A district and up to 55% in R-1-5 and R-2, with impervious surface limits running from 40% to 70% depending on the residential zoning district. Every residential district in the Unified Development Code carries its own separate pair of caps.

City-specific rules exist: Shreveport has its own lot coverage limits rules that differ from Caddo Parish's county-level regulations. If you live in Shreveport, check the city-specific page instead.

Full Breakdown

Table 4-1 of the Unified Development Code, tied to Section 4.2.C.1, sets maximum building coverage and maximum impervious surface separately for each residential zoning district. In the parish's lowest-density districts, coverage runs 25% in R-A, 40% in R-E, 40% in R-1-12, 35% in R-1-10, and 50% in R-1-7, while impervious surface (which includes driveways, patios, and other hardscape in addition to the building footprint) runs 40%, 45%, 50%, 60%, and 60% respectively. Coverage climbs in the smaller-lot and denser districts: R-1-5 and R-UC allow 55% building coverage and 65% impervious surface, R-HU allows 50% coverage and 70% impervious surface, and R-TH allows 55% coverage with 70% impervious surface.

In the multi-family R-2, R-3, and R-4 districts, single-family, attached single-family, two-family, and townhouse structures are capped at 45% lot coverage with 70% impervious surface, while the R-MHS manufactured home subdivision district holds to a tighter 40% lot coverage and 70% impervious surface. Because the two limits are tracked separately, a lot can be under its building-coverage cap and still be blocked from adding a driveway or patio if the impervious-surface cap is already reached, and vice versa; both figures are computed against the total lot area under the Code's Section 2.4 measurement rules.

Violations & Fines

Exceeding either the maximum building coverage or maximum impervious surface percentage listed in Table 4-1 for the applicable zoning district is a Code violation the Zoning Administrator enforces under UDC Section 19.1, including injunction or abatement action through the Parish Attorney. Section 19.3 makes each day of an uncorrected violation a separate offense, and Section 19.4 imposes a fine set in the Code of Ordinances for each one.

Frequently Asked Questions

What percentage of my lot can I build on in Caddo Parish?
It depends on the zoning district: Table 4-1 of the Unified Development Code caps building coverage at 25% in the R-A district, 35-50% in the R-1-12 through R-1-7 districts, and as high as 55% in the R-1-5, R-UC, and R-TH districts, so the exact percentage has to be checked against the district your lot sits in.
Does a driveway or patio count against my lot coverage limit in Caddo Parish?
Not against the building coverage cap, but it counts toward the separate maximum impervious surface limit in Table 4-1, which runs from 40% in the R-A district up to 70% in the R-1-5, R-UC, R-HU, R-TH, R-2, R-3, R-4, and R-MHS districts; both limits apply independently on the same lot.
Is the impervious surface limit the same as the building coverage limit?
No. Table 4-1 of the Unified Development Code lists Maximum Building Coverage and Maximum Impervious Surface as two separate rows with different percentages for every residential district, so a project must satisfy both caps, not just whichever one is more generous.
