Full Breakdown

Section 4.2.C.1 states that Table 4-1 establishes the dimensional standards for the residential districts and applies to all uses within each district unless a different standard is listed for a specific use. Every residential lot is measured against five setback lines: front, interior side, corner side, reverse corner side and rear.

The two largest-lot districts carry the deepest yards. R-A Rural Agricultural and R-E Residential Estate both require 30 feet in front, 15 feet on an interior side, 30 feet on a corner side, 30 feet on a reverse corner side and 20 feet in the rear. R-1-12 and R-1-10 step down to 20 feet in front, 10 feet interior side, 15 feet corner side, 15 feet reverse corner side and 15 feet rear. R-1-7 keeps those figures but cuts the interior side to 5 feet.

The smaller-lot districts in the same table are tighter still. R-1-5 requires 20 feet front, 5 feet interior side, 10 feet corner side and reverse corner side, and 15 feet rear. R-UC allows a 10-foot front setback and 5-foot corner side. R-HU sets the front at 30 feet or the average front setback of abutting structures, whichever is less, with 20 feet on both corner sides. R-TH requires 20 feet front and 10 feet on corner sides. R-2 and R-3 require 30 feet front and 10 feet corner side. R-4 requires 30 feet front, 10 feet interior side and shows N/A for a reverse corner side. R-MHS requires 30 feet front and 10 feet corner side. Every one of these districts lists a 15-foot rear setback.

Some cells split by building type. In R-HU, R-TH, R-2, R-3 and R-MHS, a single-family detached dwelling (SF-D) can sit 5 feet from an interior side line, while townhouse, multifamily and non-residential uses need 10 feet. The reverse corner side line row applies to SF-D, SF-A and 2F only.

Three cross-references change the answer. Manufactured home parks in R-MHP follow Table 4-2 under Section 4.2.D, R-HU has added standards in Section 4.2.E, and lots in the Cross Lake Overlay take extra standards from Section 4.6.E. Section 4.1.A also sends permitted encroachments to Article 7.

Violations & Fines

Article 19 puts enforcement with the Zoning Administrator, who can issue written orders, seek an injunction through the Parish Attorney, and ask the Caddo Parish Sheriff's Office for help. A violator is fined on conviction, each day the violation continues counts as a separate offense, and the amount is set in the Code of Ordinances. The property owner can also be charged the legal expenses of enforcement.

Frequently Asked Questions

What is the front setback in the R-1-10 district?
Table 4-1 requires 20 feet from the front lot line in R-1-10, along with 10 feet on an interior side, 15 feet on a corner side and reverse corner side, and 15 feet at the rear. R-1-12 uses the same five figures, so only the lot area and width minimums separate those two districts.
How far must I stay from the side line in R-1-7?
R-1-7 sets the interior side setback at 5 feet, half the 10 feet that R-1-10 and R-1-12 demand. A corner side or reverse corner side lot still needs 15 feet on the street side, and the rear line stays at 15 feet.
Do the same setbacks apply on a lake lot or in a manufactured home park?
No. Section 4.2.C.5 points lots in the CLO Cross Lake Overlay to extra standards in Section 4.6.E, and Section 4.2.C.2 sends R-MHP manufactured home parks to Table 4-2 under Section 4.2.D. Check those sections before relying on Table 4-1.
Can I get relief if my lot cannot meet a setback?
Yes, through a zoning variance under UDC § 16.4. The Zoning Board of Appeals holds a public hearing and must act within 90 days of a complete application or the request is deemed denied. An approved variance expires after 180 days without a building permit, and appeals go to the Parish Commission within 30 days.
