Fort Lauderdale regulates lot coverage through the ULDR dimensional requirements tables for each zoning district. Lot coverage limits vary by district and include all buildings, structures, and impervious surfaces on the property.
The ULDR establishes lot coverage maximums through the dimensional requirement tables in Section 47-5 for each residential zoning district. For RS-8 districts, lot coverage is typically limited to 40% of the lot area. RS-4.4 districts have similar coverage limitations. Lot coverage includes the footprint of all buildings, accessory structures, and impervious surfaces such as driveways and patios. Swimming pools, decks, and covered porches count toward lot coverage calculations. The city also requires stormwater retention calculations for new construction to ensure adequate drainage on the remaining pervious area.
Exceeding lot coverage limits may result in denial of building permits or code enforcement action. Existing violations discovered during permitting may require site plan modifications. Contact Development Services at 954-828-5929.
