In the City of Lorain, single-family lot building coverage is capped at 35% (R-1A), 40% (R-1B), or 45% (R-1C). Accessory buildings may not cover more than 35% of the rear yard. These maximums are city zoning standards, not a Lorain County rule.
Lot coverage in the Lorain metro is set by municipal zoning. City of Lorain Zoning Code Table 4-3 caps building coverage at 35% in R-1A, 40% in R-1B, and 45% in R-1C single-family districts. Section 10.28(D) adds that the total area of accessory buildings in the rear yard may not cover more than 35 percent of that rear yard, and a principal building plus accessory buildings together may not exceed the district maximum in Table 4-3. Aggregate accessory-building area is also capped by district (for example 864 sq. ft. in R-1A). Unincorporated township land follows township zoning under ORC Chapter 519.
Exceeding the district's maximum lot coverage is a zoning violation subject to a minimum $500.00 penalty, with each day of continuance a separate offense.
