In Lorain, buildings that receive or distribute goods must provide off-street loading space. Loading spaces must be paved and at least 12 feet wide by 35 feet long for buildings up to 20,000 square feet.
Loading requirements are set by city zoning codes. Lorain's Zoning Code Sec. 14.05 requires manufacturing, warehouse, retail, and consumer-service buildings to provide off-street loading and unloading space so vehicles do not obstruct streets and alleys. Loading spaces must be paved and, for buildings of 20,000 square feet or less, measure at least 12 feet wide by 35 feet long; larger buildings need 14-by-50-foot spaces with 14 feet of vertical clearance. Loading and parking spaces are counted separately and cannot substitute for each other. On-street loading zones are marked by the city.
Failing to provide required loading space, or using loading areas for truck storage, is a zoning violation subject to correction orders and civil penalties.
