North Las Vegas, NV Building Setbacks & Zoning: Lot Coverage Limits (2026)

North Las Vegas Municipal Code Title 17 (Zoning) establishes maximum lot coverage by zoning district to preserve open space, infiltration area, and neighborhood character. In R-E (Ranch Estates) zones with larger lots, lot coverage is typically capped at 35 percent. R-1 (Single-Family) and R-CL (Compact Lot) zones generally allow 40 to 50 percent coverage by all primary and accessory structures combined. R-2 and R-3 multi-family zones permit higher coverage with bonus density provisions. Commercial C-1 and C-2 zones allow 50 to 75 percent, and industrial M-1 and M-2 zones along the Apex corridor may allow up to 75 percent or higher. Lot coverage typically counts the building footprint, attached garages, accessory structures over a threshold, covered patios, and pool decks. Open landscaping and uncovered driveways generally do not count. Master-planned communities like Aliante and Eldorado often have approved PUD standards in recorded development plans that override base zoning. Stormwater and drainage capacity from the Clark County Regional Flood Control District also constrain effective coverage in some areas.
