Multi-family and commercial districts allow higher coverage, sometimes up to 80-90%. Lot coverage calculations include the footprint of all structures (principal and accessory). Covered porches and carports may count toward coverage depending on design. Stormwater management requirements in OMC Chapter 32 may further limit effective impervious coverage.
Exceeding maximum lot coverage may prevent building permit issuance. Non-conforming coverage from prior construction may be grandfathered but cannot be increased. Variances require Board of Adjustment approval.
