Lot coverage is calculated as the total footprint of all roofed structures divided by the total lot area. In R-1 zones, the 50% maximum includes the main house, garage, ADUs, covered patios, and other roofed structures. Uncovered decks, patios, driveways, and swimming pools typically do not count toward lot coverage. Multi-family zones allow 50-70% coverage depending on the zone. The Central City and other specific plan areas may have modified coverage standards. Corner lots and irregular lots may qualify for adjusted calculations. ADU lot coverage is addressed separately under state law, which allows an ADU of at least 800 sq ft regardless of lot coverage limits.
Exceeding lot coverage limits can result in permit denial, stop-work orders, and required reduction of building footprint. Unpermitted structures that push coverage over the limit must be removed or brought into compliance.
