Section 13.20.070 sets out the MH District's own yard and coverage rules rather than relying on the R-1/R-2 table. Subsection L keeps the strip within 3 feet of the side and rear lot lines open and unobstructed to the sky, and then caps total lot coverage at 75 percent, defining 'occupied' broadly to include a mobile home or manufactured home, garage, carport, cabana, awning, storage building, or any other structure. That 75 percent ceiling sits alongside the district's other numeric standards: a 5-foot front setback from the sidewalk or roadway (including attached stairs, awnings and carports), a 7-foot-6-inch side setback per lot line with a combined two-side minimum of 15 feet, a 10-foot rear building separation, and a maximum height of 25 feet for the manufactured home structure itself and 12 feet for the dwelling roofline.

MH subdivisions also need a minimum 5-acre total development size, though individual lots carry no minimum area or width as long as required yards can be created and maintained. The Community Development Department administers these standards, and manufactured homes must meet the state of Utah's 1974 national manufactured housing construction and safety standards in addition to the local coverage and setback limits.
