The Pima County Zoning Code (Title 18) establishes setback requirements for all structures in unincorporated areas. Setbacks vary by zoning district: GR-1 (General Rural, 1 acre minimum) typically requires a 50-foot front setback, 25-foot side setback, and 40-foot rear setback. SR (Suburban Ranch) zones require 40-foot front, 20-foot side, and 35-foot rear setbacks. CR-1 through CR-5 (Rural zones) have similar or larger setbacks depending on lot size. Residential zones closer to urban areas (TR, SH) may have reduced setbacks of 25-foot front, 10-foot side, and 25-foot rear. Setbacks are measured from the property line to the nearest point of the structure. Accessory structures may have reduced setbacks per Section 18.07. Building permits require a site plan demonstrating compliance. Variances may be requested through the Pima County Board of Adjustment under Chapter 18.91.
