Oro Valley Zoning Code (Town Code Title 22) prescribes dimensional standards for each zoning district. The R-6 (Residential, 6,000 sq ft minimum lot) zone requires a front setback of 20 feet to the garage and 15 feet to the living area, side setbacks of 5 feet (10 feet on street side for corner lots), and a rear setback of 15 feet. Setbacks from washes and floodplains follow the Town's Environmental Resource and Open Space provisions. The Planned Area Development (PAD) zoning, common in Oro Valley HOA communities, may establish unique setbacks as part of the development agreement.
