The Cook County Zoning Ordinance (Ord. 01-O-30) establishes minimum building setbacks for all structures in unincorporated areas. Buildings and structures must be set back from side lot lines at least 20 feet in most districts. Front yard setbacks vary by district and street classification. Special uses may require front yard setbacks greater than 50 feet. Rear yard setbacks are also specified by district. Accessory structures have separate setback requirements, generally less than the principal structure. Corner lots have additional setback provisions for side streets. Variances from setback requirements may be sought through the Cook County Zoning Board of Appeals. The Department of Building and Zoning reviews all building permits for setback compliance.
Setback violation: stop-work order, $100β$1,000 fine. Structure may need to be relocated or removed. Variance may be required.
