Because so many Eastvale homes are in master-planned communities, the precise setback for a given lot often comes from the project's approved PRD or tract plan, and HOA rules may further restrict what can be built in a yard; only the City's standards, however, are enforceable as zoning.
Building into a required yard beyond the Table 3.2-2 minimums (or beyond the project-approved setbacks for R-T/PRD lots), without an approved encroachment under Section 5.2-B or a variance, violates the Zoning Code and can require modification or removal.
