Eastvale Zoning Code Table 3.2-2 sets a 40-foot maximum building height in most residential zones (R-1, R-2, R-A, R-R), 50 ft in R-3 and R-5, and 35 ft in the small-lot R-T zone. Taller heights up to 75 ft are possible only with extra setbacks through Development Review (Section 5.1-D).
Building height in Eastvale is governed by Chapter 3 (Table 3.2-2) and Chapter 5 (Section 5.1) of the Zoning Code. Table 3.2-2 sets the primary building height by district: 40 ft in the A-1, A-2, R-A, R-R, R-1, and R-2 zones; 50 ft in the R-3 and R-5 zones; and 35 ft in the R-T small-lot zone. The table also lists an upper limit of 75 ft for a 'primary building (per Section 5.1)' across these zones, reflecting the height exceptions in Section 5.1. Height is measured as the vertical distance from the finished grade of the site to an imaginary plane the allowed number of feet above and parallel to the grade (Section 5.1-C). Section 5.1-D provides exceptions: public or semipublic buildings in the R-1 and R-2 zones may reach four stories or 60 ft if required yards are increased 2 ft for each foot over 35 ft; and the approving authority may, through Development Review, allow apartment houses, schools, churches, and similar buildings up to 75 ft if the required yards are increased 1 ft for each 1 ft of added height. Roof appurtenances (towers, steeples, antennas, mechanical screening, etc.) may exceed the limit subject to area caps. Height in aircraft approach zones near Chino Airport is further limited by FAA review. For typical Eastvale single-family homes, the practical ceiling is the 40-ft (R-1) or 35-ft (R-T) limit; HOA rules may impose lower de facto limits through story or design restrictions.
Exceeding the district height limit in Table 3.2-2 without qualifying for a Section 5.1-D exception (and the required added setbacks) violates the Zoning Code and requires a variance or redesign; FAA-flagged heights near Chino Airport cannot be permitted at all.
