Lubbock Zoning Ordinance sets standard residential setbacks: 25 ft front, 5 ft interior side, 10 ft street side, and 10 ft rear in R-1 single-family districts. Corner lots and major arterials have larger setbacks.
Lubbock Zoning Ordinance Section 29.05 establishes setbacks by district. R-1 (single-family) requires 25 ft front, 5 ft interior side, 10 ft street side (corner), and 10 ft rear. R-2 and garden-home districts reduce the front setback to 20 ft. Accessory structures must sit at least 5 ft from side and rear lot lines and behind the front building line. Eaves may project up to 24 inches into required setbacks. Lots fronting Loop 289, 82nd Street, and other major arterials require additional 10 ft setbacks for visibility and future ROW. Variances are granted by the Zoning Board of Adjustment when hardship exists.
Construction within setbacks without variance: stop-work, survey required, removal or variance request within 30 days.
