Full Breakdown

05. 030(A) sets the front yard at not less than 20% of the lot depth, but that requirement never exceeds 20 feet for the first story, and the second story must step back an additional five feet from the first-story wall. 010. 040(A) run five feet wide for the first story and 10 feet for the second story on interior and ordinary corner lots. 040(B): the interior side yard is the same five/10-foot split, but the street-side yard must equal at least 50% of the front yard required on the abutting rear lot, and no detached building may sit closer to the street than that lot's required front yard line; again the second story steps back an extra five feet.

050(B) is met (open space equal to 50% of the required rear yard or 500 square feet, whichever is less, at least 10 feet in every dimension). All three sections were last amended by Ordinance 25-1722 in 2021 and Ordinance 25-1762 on December 2, 2025.

Violations & Fines

Construction that encroaches into a required front, side, or rear yard without an approved variance is subject to a stop-work order and red-tag from the Building Official, and the property owner must remove or modify the encroaching structure before final inspection or occupancy will be granted. Unpermitted setback encroachments are enforced as standard municipal zoning code violations, chargeable as infractions or misdemeanors under the city's general penalty provisions.

Frequently Asked Questions

How big must a front yard setback be in Norwalk's R-1 zone?
At least 20% of the lot's depth for the first story, but never more than 20 feet, per Section 17.05.030(A). The second story has to sit an additional five feet back from the first-story wall, and the yard itself must be landscaped.
What are the side yard setbacks for a Norwalk single-family home?
Five feet on each side for the first story and 10 feet for the second story on interior and standard corner lots under Section 17.05.040(A). Reversed corner lots follow a different street-side formula tied to the neighboring lot's front yard requirement.
Can I build an accessory structure in my required rear yard?
Only if you leave contiguous open space equal to 50% of the required rear yard or 500 square feet (whichever is less), with no dimension under 10 feet, per Section 17.05.050(B); full utilization otherwise needs a conditional use permit under 17.05.050(C).
