Island County, WA Building Setbacks & Zoning: Structure Height Limits (2026)

Island County's Rural (R) Zone, which the code calls the principal land use classification for Island County, limits maximum building height to thirty-five feet under section 17.03.060.D. That flat number applies without regard to lot size or the five-acre minimum density standard that otherwise governs the zone. The code carves out a specific list of features that do not count toward the 35-foot cap: chimneys, smokestacks, fire or parapet walls, ADA-required elevator shafts, flagpoles, utility lines and poles, water tanks, skylights, silos, communication sending and receiving devices, HVAC and similar mechanical equipment, and spires associated with places of worship.
