Jackson, NJ Building Setbacks & Zoning: Structure Height Limits (2026)

The § 244-46D table governing Jackson Township's R-5, R-3, and R-2 Residential Zones lists a uniform 35-foot maximum height for any principal building, regardless of which of the three zones the lot sits in, alongside the same table's density, lot area, and yard figures. Accessory buildings are treated separately and more strictly: barns and three-sided lean-tos, greenhouses and nurseries, private detached garages, and private residential swimming pool equipment are each capped at a 25-foot maximum height in the same table, with distinct rear, side, and front setbacks and, for barns, a minimum 100-, 75-, or 75-foot separation from a dwelling on an adjacent lot in R-5, R-3, and R-2 respectively.

The 35-foot principal-building cap sits well below the height allowed for some other Township uses; houses of worship, for example, are separately capped at 35 feet for standard lots under § 244-46G but can rise as high as 50 feet on lots of two acres or more if front, rear, and side yards are widened two feet for every foot of added height under § 244-46G(4)(f). A homeowner or builder who exceeds the 35-foot cap on a principal residential structure without Zoning Board of Adjustment relief is in violation of Chapter 244 and subject to the enforcement and fine provisions of §§ 244-13 and 244-15.
