Champaign County caps building height by district under its Zoning Ordinance: 35 feet and two and one-half stories in the R-1, R-2, and R-3 residential districts, and 50 feet in the AG-1, AG-2, and R-4 districts (Section 5.3).
The Champaign County Zoning Ordinance sets maximum height by zoning district in its Section 5.3 schedule. Single-family and two-family residential districts (R-1, R-2, R-3) cap principal buildings at 35 feet or two and one-half stories, whichever is less. The AG-1 and AG-2 Agriculture districts and the R-4 multiple-family district allow 50 feet. Height is measured from grade to a point midway between the highest and lowest points of the roof. Spires, chimneys, silos, and similar projections are exempt. Residential accessory buildings are capped at 15 feet on lots under one acre and 24 feet on larger lots.
Exceeding the district height cap violates the Champaign County Zoning Ordinance. Planning and Zoning can deny the permit and require the structure be lowered. Greater height needs a variance from the Zoning Board of Appeals.
