Lewis County, WA Building Setbacks & Zoning: Structure Height Limits (2026)

120(1), the general development standards table for the Small Town Urban Growth Areas, sets a uniform 35-foot maximum height for habitable space across the Rural Low (RL), Rural Medium (RM), Rural High (RH), Mixed Use (MU), Commercial Business District (CBZ), Airport District (AX) and Open Space (OS) zones; the Industrial (IND) zone carries no habitable-space limit because habitable uses are not contemplated there. Nonhabitable space, such as steeples, chimneys, antennas and similar building elements, is allowed up to 50 feet in every one of those zones, again except IND, which the table marks not applicable.

80 LCC, the Airport Obstruction Zone chapter, for additional height limits near county airports that can cut the 35/50-foot allowance further. The height standard sits in the same table as the chapter's minimum setbacks, which run from a 20-foot front setback down to a 5-foot side setback depending on the zone, and its minimum residential density figures, so a height variance request is reviewed together with those other dimensional standards at building permit or site plan stage. Lewis County Community Development administers the table; it was adopted as part of the Small Town UGA rewrite under Ord. 1367 (Exh. C) in 2025.
