Medina, OH Building Setbacks & Zoning: Structure Height Limits (2026)

Medina measures building height under Section 1105.15 as the vertical distance from finished grade to the highest point of the coping on a flat roof, to the deck line on a mansard roof, or to the mean level between the eaves and the ridge on a gable, hip or gambrel roof. That measurement method applies citywide and feeds into the Maximum Height line of every zoning district's Lot Development Standards table.

For the R-1 Low Density Urban Residential District, the largest single-family zone in the city, Section 1121.05 sets Maximum Height at 35 feet for a principal use or structure and 15 feet for an accessory structure such as a detached garage or shed. That 35-foot cap sits alongside the district's other lot standards: a 10,000-square-foot minimum lot size, an 80-foot minimum lot width, and a 50% maximum lot coverage. Other residential districts carry their own Lot Development Standards tables with their own height figures under the same Section 1105.15 measurement rule; the O-C Open Space-Conservation District, for example, allows 35 feet for a principal structure and 25 feet for an accessory structure under Section 1115.05.

A property owner proposing a structure at or near the 35-foot line needs a Zoning Certificate from the Planning Director before construction, and the height figure is checked against the roof-measurement method in Section 1105.15 rather than against eave height or a flagpole or chimney, which the definition does not count toward the limit.
