Appendix A, Article 3, Table 2 of the Pageland Town Code (Schedule of Lot Area, Yard, Setback, Impervious Surface Area and Height Requirements) sets a maximum building height of 35 feet in the R-8, R-6, RC and NC districts, and 60 feet in the GR, GRR, CC, GC, LI and BI districts. " Section 8-2(E) of the same ordinance exempts a specific list of features from the height cap altogether, including belfries, chimneys, church spires, cupolas, domes, elevated water tanks, ornamental towers and spires, public monuments, public utility poles and smokestacks, on the condition that such features are "erected only to such height as is necessary to accomplish the purpose they are intended to serve," and none of them may be used as a place for human habitation.
Section 8-6(B)(1) separately caps accessory buildings placed within a required setback area at 12 feet, even in a district where the principal building could go higher, unless the accessory structure sits within the buildable area, in which case it follows the same district height limit as the principal building.
Violations & Fines
Constructing a building above the Table 2 height limit for its zoning district, or an accessory structure over 12 feet within a required setback area, is a zoning violation. Section 10-15 authorizes the Zoning Administrator to issue an ordinance summons or seek an injunction, with a convicted violator guilty of a misdemeanor and each day of the violation a separate offense.
