Palm Beach Gardens, FL Building Setbacks & Zoning: Structure Height Limits (2026)

Table 10, Property Development Regulations for Residential Zoning Districts, sits inside section 78-141 of the Palm Beach Gardens Code and sets the maximum building height for every residential zoning district in the city. The AR agricultural residential, AE agricultural estate, RR-10 and RR-20 rural residential, RE residential estate, and the RL-1, RL-2, and RL-3 low-density districts, along with RM medium-density and RMH mobile home districts, all share the same 36-foot maximum building height. RH, the high-density residential district, is the exception in the table, listed as not more than 45 feet.

Both the RM and RH figures carry note (11), which allows additional height above those base limits for a development that qualifies for the workforce housing density bonus under section 78-59, Table 4A, provided the project also meets the compatibility standards set out in that section. Section 78-184(a) works alongside the table: it states that a building or structure cannot be erected, reconstructed, or altered to exceed the height limit set in the property development regulations for its zoning district. That same section carves out narrow exceptions, unrelated to the base 36-foot cap, for church spires, silos, monuments, antennas, chimneys, water tanks, and similar rooftop mechanical features, which can rise above the limit only as high as necessary to serve their purpose and cannot exceed 20 percent of the building's ground floor area.
