Southaven, MS Building Setbacks & Zoning: Structure Height Limits (2026)

The Board of Aldermen sets building height district by district in the Southaven Planning and Development Ordinance, Title XIII of the code. Section 13-12(c) gives each residential district its own site development regulations table, and every table prints the same height line. The ER estate residential table reads 'Building height 35 feet maximum.' The R-30, R-20, R-15, R-12, R-10 and R-9 tables each read 'Building height 35 feet (maximum),' and the R-6 table repeats it. Chart 5, District Regulations, closes out Sec. 13-12 and shows 35 in its Max. Building Height column for the A/ER row and every single-family row from R-30 down to R-6. The multifamily rows for RM-8 and RM-6 print 70 in that column, so a multifamily lot needs its own read of the chart.

Footnote 2 to Chart 5 lists what the height limit does not cover: chimneys, church steeples, cooling towers, elevator bulkheads, radio, television and microwave towers, antennas, fire towers, monuments, stage towers, scenery lofts, water tanks, silos, grain elevators, farm buildings and necessary mechanical appurtenances. The same footnote lets a public building, church, temple, hospital, institution or school gain one foot of height over 35 feet for each foot of additional setback beyond the yards its district requires.

Other height caps sit elsewhere in Title XIII. Sec. 13-13(e) holds storage buildings in any residentially zoned area to twenty (20) feet, measured from the slab to the highest point of the roof pitch, and to one story. Sec. 13-14(b) allows ham radio and CB radio towers a maximum height of thirty-five (35) feet in any zoning district. Chart 5 footnote 10(b) lets parts of an existing building that violate the yard or height rules be repaired and remodeled, but not reconstructed or structurally altered.
