Sparks, NV Business Licensing & Operations: Auto Repair on Residential Property (2026)

Sparks Municipal Code § 20.03.020 sets the standards every home occupation must meet, and two of them close the door on running an auto repair business out of a residence. Subsection B(2) allows no use of a garage, accessory building or yard space, and no activity outside the living area of the dwelling, for the home occupation. Since vehicle repair happens in a garage or driveway rather than inside living space, it cannot qualify. Subsection B(8) independently bars any manufacturing, processing or similar activity that generates noise, odor, dust, vibration, fumes, smoke or electrical interference affecting adjacent properties, which describes ordinary mechanical work, painting, welding or engine repair.

The home occupation must also stay within 20 percent of the dwelling's living area (B.3), cannot involve outside employees reporting to the residence (B.10), and requires a home occupation permit plus a city business license under Title 5 before operating (C.1). Because auto repair fails the garage-use and nuisance-activity standards outright, an applicant seeking to fix vehicles for pay at a Sparks residence cannot obtain a home occupation permit for it.

Commercial auto and truck repair is instead regulated separately under § 20.03.009, which requires enclosed work areas, off-street parking, and prohibits outdoor storage of junk or salvage vehicles, standards that apply only in zoning districts where that commercial use is permitted, not in residential districts.
