Palatine, IL Cannabis Regulations: Buffer Zones (2026)

Zoning Ordinance Section 15.04, Adult-Use Cannabis Dispensing Establishment, sets the Village's buffer and siting rules on top of the Section 15.02 district and Special Use requirements. Under Section 15.04(b), a dispensing establishment building cannot sit within 1,500 feet of a building housing a pre-existing public or private nursery school, pre-school, primary or secondary school, or day care facility, though the same subsection excludes learning centers and vocational or trade centers from counting as a school for this purpose. Section 15.04(c) adds a second buffer, 500 feet from property owned by a Park District or used for park district purposes, unless the dispensary and the park property are separated by railroad tracks.

Section 15.04(e) layers on a residential-adjacency rule distinct from the distance buffers: a dispensing establishment cannot abut or sit directly across the street from any residential use, regardless of distance. Section 15.04(d) further bars locating in a dwelling unit outright. Because the buffers measure from the school or day care building itself and from Park District property rather than from a use classification, the Village calculates each buffer on a site-specific basis during the Section 14.05 Special Use review that every proposed dispensary must clear alongside the district limits in Section 15.02.
