Setback Rules

Loveland's UDC sets single-family setbacks by lot type, not by zone alone. Table 18.04.02.03.A gives eight lot types, from Urban Cottage to Large Estate, each its own front, interior side, street side and rear setback, scaled to lot size and whether access is by alley or street.

Structure Height Limits

Loveland caps most single-family detached lots at 26 feet by-right with a 35-foot adaptable-use ceiling under Table 18.04.02.03.A. Urban Cottage lots get a 45-foot adaptable-use ceiling instead, and Table Note 1 ties every figure to the property's zone and complete-neighborhood status.

Lot Coverage Limits

Loveland does not cap lot coverage with one flat citywide number: the Unified Development Code sets maximum building coverage by housing and lot type. For the Zero Lot-Line Home type, Table 18.04.02.03.B caps building coverage at 40 percent on an alley-access lot and 35 percent on a street-access lot, alongside a 26-foot by-right, 45-foot adaptable-use height limit.
