Density Bonus Law

A density increase above what unincorporated Broward's comprehensive plan otherwise allows isn't available through a zoning variance: Section 39-39(a) expressly bars the hearing officer from granting one. The only route is rezoning to a Planned Development District, which Section 39-334(b) authorizes to carry density or intensity bonus incentives rewarding compact, urban-form development instead of sprawl.
