Setback Rules
Every one- and two-family lot in unincorporated Broward's residential districts carries three numeric yard minimums that shrink as density rises. Sections 39-285 through 39-287 set front, side, and rear setbacks by zoning district, from a fifty-foot front yard in the low-density RS-2 district down to eighteen feet in RM-5 through RM-25. An administrative waiver or hearing-officer variance are the only ways to build closer.
