Lincoln allows one accessory dwelling alongside a single-family home in the R-1 through R-4 zoning districts. It must be no larger than 40% of the main house or 800 square feet (whichever is less), have one bedroom, and the property owner must live on-site.

The total square footage of the accessory dwelling shall not exceed the lesser of 40% of the total square footage of the main building or 800 square feet.... The accessory dwelling shall have no more than one bedroom.
In Lincoln, a detached shed or accessory building in the residential districts may not exceed fifteen feet in height and must sit at least two feet from the side or rear lot line. A shed used as an alley garage must be at least ten feet from the alley.
