Density Bonus Law

In the Agricultural, Forestry, Transitional (AFT) district, Mesa County lets a subdivision exceed its base one-lot-per-five-acres density only through a density bonus process. To qualify, the property's Future Land Use Classification must be one Table 7-1 flags as bonus-eligible, and the applicant must reserve 30 to 50 percent of the site as open or agricultural land, scaled to the added density requested.
