Table 6-1 of the Pitt County Zoning Ordinance sets uniform yard setbacks across all 11 conventional zoning districts: principal buildings must sit back 40 feet from a US or NC highway or state-maintained road, 30 feet from an interior subdivision road, and 10 feet from any property line, with tighter numbers for accessory buildings.

Structure Height Limits

Pitt County sets no flat maximum height for buildings in any conventional zoning district. Instead, once a building rises above 50 feet, its required setback grows one foot for every additional foot of height, capping out at 80 feet where no further setback is added.

Lot Coverage Limits

Pitt County's Zoning Ordinance sets no general lot-coverage cap for the standard zoning districts in Table 6-1, but inside the water supply watershed protection overlay districts, Table 7-1 caps built-upon area at 24 percent for low-density projects, rising to 50 percent in the Critical Area and 70 percent in the Protected Area for high-density development approved under Section 7(A).
