Sanger zoning regulations require fences to be maintained in good repair, prohibit dilapidated or hazardous fencing, and require setbacks from property lines and utility easements. The finished side of a fence must typically face outward toward neighboring properties and the street.
The Sanger Municipal Code requires all fences and walls to be maintained in a safe, structurally sound condition. Leaning, broken, or dilapidated fences visible from the public right-of-way are considered nuisance conditions subject to code enforcement. The finished or more attractive side of a fence should face outward toward the street or neighboring property as a matter of good practice and may be required by conditions of approval on new development. Fences must not encroach into public utility easements where access may be needed for maintenance. Corner lot fences in the sight-visibility triangle must not obstruct the view of drivers. Fences along alleys must maintain clearance for emergency vehicle access. New subdivision CC&Rs may impose additional fence standards including approved colors, materials, and styles. The Sanger Building Division and Code Enforcement Division share responsibility for fence-related enforcement.
Dilapidated fences result in code enforcement notices with a compliance period. Fences in utility easements may be removed without compensation if utility access is needed. CC&R violations are enforced by the homeowners association, not the city.
