Full Breakdown

A compliant fence in Universal City meets multiple overlapping requirements: zoning height limits (4 feet front, 8 feet rear and side), sight triangles on corner lots, building permit before installation, pool barrier standards (48 inches with self-latching gates) where applicable, and maintenance in an upright, structurally sound condition. Fences must not obstruct drainage or sidewalks in the right of way. Homes along flight paths of Randolph AFB are not subject to special fence rules but must conform to city AICUZ disclosure requirements when sold. HOAs in Olympia Hills, Cross Creek, and Northview Estates may impose stricter rules on materials (no chain link in front, masonry on certain lots). Deteriorated fences can be declared a nuisance with abatement orders and 500 dollar fines.

Frequently Asked Questions

What if my storm-damaged fence is leaning into my neighbors yard?
It must be repaired or removed. Code Compliance can issue a nuisance abatement order.
Do I need any special fence for AICUZ zones?
No special fence is required, but AICUZ land use and disclosure rules may affect property use.
