The Town of Colonie Land Use Law (Chapter 190) limits garage sales at any single residence to no more than three per twelve-month period. Signage is capped at one on-premises sign and four off-premises signs of no more than 1.5 square feet each, posted no more than two days before the sale and removed immediately after it ends.
Chapter 190 (Zoning and Land Use) of the Colonie Town Code, as administered by the Building Department, caps garage sales at three per 12-month period at any one residence. A fourth sale in the same 12 months is treated as a retail business in a residential district and is enforceable as a Chapter 190 violation. Signage is regulated alongside the frequency cap. The on-premises sign is limited to one, posted on the property where the sale is taking place; off-premises signage is capped at four signs, each no larger than 1.5 square feet (roughly 18 by 12 inches). Signs may be displayed up to two days before the sale and must be removed immediately after the sale concludes. Posting on utility poles, traffic signs, or public rights-of-way is prohibited under separate NY Vehicle and Traffic Law section 1220-a and the Town's general sign provisions; signs in those locations may be removed by the Town without notice. Multi-family or block-wide sales coordinated across several lots are treated as one sale per participating address, so each home retains its own three-per-year allotment.
